Efrat currently has a mix of large houses ($$$) and granny flats to rent. Most people who move, though, do so in summer, so I'd expect to see more varied listings up starting after Pesach.

Efrat definitely has for olim, and other good places to meet people are playgrounds (especially Shabbat afternoon), school orientation, and shiurim.

Lol what is a granny flat??
We would love 4-5 bedrooms, not sure how realistic that is for this area though.
We’re open to buying too if necessary.

In israeli terms, a yechidah.

A small seperate apartment, often attached to the main apartment, where your elderly Granny can live independently while being close to her family. Or which can be rented to a young couple.

4 bedrooms is not uncommon. Houses/apartments here are listed as having a particular number of rooms, rather than bedrooms. 'Rooms' exclude kitchens and bathrooms, so a three-bedroom apartment will be listed as a four-room apartment because the living room is included. When you get into bigger numbers than that, there's the possibility of a second room that isn't suitable as a bedroom; that's more likely to come up if there's more than one floor.

I'd guess all 4- and 5-room rentals, and probably many 6-rooms, are currently occupied because they're the most popular size with families and it's relatively uncommon to move during the school year. As to apartments listed for sale, I ran a search on a popular site for second-hand real estate:

Ignore the ones that have an address on זית שמן, especially the higher numbers; that's the most urban street in town. The ones at 18 and 19 Zeit Shemen look quieter, though, and one has a yard so I don't know where to place that as far as urban vs suburban in feel.
