Rothstein heights near rbs

does anyone have info on this project? what kind of people are buying here? I know it’s near ramat avraham which I heard is very charedi, my family is more middle of the road yeshivish, right wing YU…. any info would be appreciated!

There's been a few threads about this already if you search. I personally wouldn't buy. There's no garuntee that they will fulfill any of the promises on the website, Beit Shemesh in general has a horrible track record with projects like this.

In addition to all the misleading things in their site, refusing I answer phone calls from kosher numbers, they just don't seem like the most yashrudik people.

This is terrible loshon hara that you're spreading! If you don't want to buy there, that's your choice. Document the so called "misleading" things that you claim the website is saying and back yourself up with facts. State exactly what you think is "not yashrudik" about the people and back yourself up. I know many families that have purchased beautiful apartments there. They have visited their apartments throughout the course of construction and are very happy. The community is flourishing and beginning in the time frame as has been promised. If the company doesn't answer their phone, maybe they're busy with other clients or they have stepped away from their desk. Why not try calling again? The Rotshtein(Rothstein) company has an impeccable tract record and can be checked out and proven to be true.

We are RW YU and bought there, many apartments are being sold to similar value families. Every week or 2 I get contacted by another family considering this project. Obviously it's open market but there's no lottery apartments which are sold for less, it's higher end and being marketed to anglos.
There is no way to definitely predict the final makeup of the entire project. I'm sure some charedim will buy too. That's ok with me as long as there's a certain amount of our type anglos to start shuls, have programs and be friends with.

I can tell you that the rabbi that they have gotten to be the rabbi for the community is a wonderful rabbi. Rabbi Larry Rothwachs and wife Chaviva. They are wonderful people, wonderful jews. Anyone would be lucky to be part of their comuunity.

I posted on the past thread, but they mislead people that its very close to RBS when in reality it's a good 17-20 minute walk to the Aleph Merkaz and they claim it's shorter.

It's right next to an extremist neighborhood, they are misleading that it's a great location when it's not.

In general Beit Shemesh is built awfully, roads narrow, no space for store or parking for stores, shuls take forever to get approved. They cannot make promises for these things as the city of Beit Shemesh is responsible for these things. But any promises of xyz in regards to parks, shuls, culture, stores, on street parking is really not something they can control and the city is very corrupt and will easily be bribed to do less stores and build more apartments.

It was well documented in the largest Beit Shemesh newspaper with a long article about how they specifically do not let chareidim see apartments, don't answer numbers from Kosher phones etc. It was a well researched 2-3 page article, and as I said this has been confirmed by someone I know who works there. They specifically want right JPF Americans.

Its possible the building of apartments is all going perfectly well with no issues, but that doesn't take into account everything else I mentioned. A community is more than just an apartment and you don't know if there will be protests with extremists coming to use the parks while yelling at you in your own neighborhood. (Since Ramat Avraham has one measly park that isn't great at all)

No one can garuntee stores and shuls etc.

Mishkafayim was touted with similar promises and the roads are so narrow barely two cars can pass, there's not even a makolet there, definitely no stores, they were promised a quiet neighborhood but instead they opened up like 5 schools and 10 gans on the main street that can barely handle a bus passing through.

It took years for shuls to get ishurim and to get semi normal bussing.

Which neighborhood is it near? On the map on their website it is next to ramat shilo.

Ramat Avraham. Ramat Shilo is farther away.

Google maps says it's a 25 minute walk to the BOTTOM of Ramat Shilo. The Merkaz is at the TOP which would mean more like a 35 minute walk to Aleph Merkaz.

And all uphill. I've been living in RBS for 15 yrs.

Yup. Mishkafayim was sold to the initial buyers as "pastorali" and we were promised a huge shul in the center of the neighborhood.
Instead we got 4 schools and an insane amount of traffic from the 4 schools and massive issues with ishurim for shuls.
It's an embarrassment to the city of bet shemesh that a dati neighborhood doesn't have 1 decent shul.
It's 100% possible for the same thing to happen in Rothstein Heights. The city of Bet Shemesh doesn't care one bit about Rabbi Rothwachs, who I am sure is wonderful.
The city will not grant him a shul just because the developer promised the residents that he will be the rabbi of the community. No developer can make promises like that.
It could take years from first occupancy until busses are running normally, and the neighborhood is quite far from shopping. People just need to be aware of what they're in for.

Exactly exactly exactly. They are preying on dumb naive Americans with money who wouldn't know all of this.

It's misleading and not yashrudik IMHO.

I lived there 20 years ago and left before ramat shilo was even a thing Smile
So its the mercaz, then ramat shilo, then a new area called ramat avraham and then rothstein heights? I know the road you mean, its a long road. So rothstein heights will be closer to 38 than to the mercaz, right?

I never said anything about granting anyone a shul. I was just saying that rabbi rothwachs and wife are wonderful people. that was all.

I don't know anything about Rothstein Heights other than it's location.

Note that there is a large hill down to the road (Nahar HaDan) and also there is no access from Nehar HaDan to Ramat Shilo other than through Nachal Zeelim.

As a resident of RBSA for many years, my impression is that the neighborhood is, and will continue to be, isolated, meaning not very walkable to the other neighborhoods, as opposed to, say, Neve Shamir and Mishkafayim which are very easily walkable (10-15 minutes) to other, similarly open minded Anglo neighborhoods in RBSA.

In response to some of the other things mentioned, in every new neighborhood that is built the infrastructure lags behind the population. Meaning, shuls, mikva, makolet, often ganim, only open after the neighborhood has been populated, sometimes for years. Neve Shamir still doesn't have a makolet, it's been at least 2 years, and Mishkafayim has been maybe 7 years. Hopefully the prices of the apartments reflect this inconvenience (that's one of the reasons why buying on paper in cheaper than buying a ready made apartment).

Can I ask what the prices are like?
