When you buy a house in Brooklyn, do you do a home inspection before or after you sign a contract with the seller? Is it better to sign the contract first and put in a contingency that the deposit would be returned if the inspection discovers some big issue with the house? Or better to avoid this by doing the inspection before signing the contract?

We did the inspection first. This way, we were able to negotiate about replacing the roof and everything else that was found in the inspection.

You can still negotiate these things when you are under contract.

What about when it is a 'as is' sale -- would it make a difference if the inspection is done before or after contract?
