Landlord pays for all repairs including a gas leak. Unless the tenant caused the damage.

Op, I think it depends where you are located because in different places, there are different norms and rules.
For example, in israel, usually things that happen from wear and tare are the tenants issue and strucural things are the lanlord.

You need to clarify who is responsible for snow plowing, how mail works - if you can go through the mail box, they'll bring it to you, or if you need to knock on the door every day...
** double and triple check the sentence that talks about allowing the landlord access to the apartment**
24 hr. Notice minimum.
Spray for bugs outside the door - depending on where your entrance is.( ours was from driveway)

First check out the laws where you live. Exterminator and repairs are generally the landlords responsibility. But, repairs can become the tenants responsibility if the landlord can attribute the damage as the tenants fault for whatever reason.
