Does anyone know if I need a special lawyer? Is there anything I should know about.
Trying to decide between a local lawyer or a lawyer recommended by a lawyer I work with.
The broker is pushing a local lawyer, but wondering is it necessary?

ETA: both are NJ lawyers, one is Lakewood area the other is Passaic area. (About an hour apart)

I don't know the rules for New Jersey. Not all closers in New YOrk are attorneys.

Yes, use a local attorney. Out of state attorneys aren't familiar with the laws/ process in NJ. It's different than NY. They can get the job done, but many times they create unnecessary issues along the way because they don't realize that it's different than NY.

You don't have to use brokers recommendation. They often get a kickback for referrals. Use a lawyer you trust who is familiar with nj/Lakewood (especially in a development) laws

Thanks all, I guess my post wasn’t clear I’m referring to 2 NJ lawyers. One is a Heimish guy from in middle of Lakewood/toms River, Jackson which the broker recommended. The other is from another part of NJ closer to Passaic not sure how Heimish he is but he was recommended by a lawyer I work with in NY. I am not referring to a development closing.

If you're not anticipating anything out of the ordinary it doesn't matter where you're attorney is located, especially if the seller isn't a big shark developer. Even if you are, if the attorney is good, they should be able to deal with it.

Definitely don't trust the broker. From experience brokers are just looking to make their commission and don't even care about the buyer. You want someone who will protect you and not the broker in which case I suggest going with your own recommendations.

Use a lawyer you trust not someone that broker is “pushing “ on you.
A broker really shouldnt care unless they are getting a kickback
