Cmon be nice

I plan on renting out my basement apartment. Theres a carpet in the living room thats around 20X10 feet, that a couple of perspective tennants have said doesnt look nice. Its dirty and stained. Does it make sense to have it professional cleaned, or just get it replaced, and how much would each cost (aapprox)?
