This depends where you live. In NY, unless your apartment is rent-stabilized, they can legally raise it whatever they want at the end of the lease. They need to give a certain amount of notice if it's above a certain %, though.

These things should generally be noted in the lease. But regardless, I think 90 days notice of increase is standard.
I'm not from Lakewood, but from what I've seen posted here, 5% is "standard"
But question, I'm curios, even if the apartment is illegal, is the lease still "valid"

Wasn't there a few threads on this exact same question this week? Please read them so people don't rewrite the whole thread.

Bottom line: look up your local laws as it differs from city to city, sometimes based on what type of apartment as well. Maybe depending on your lease (but local laws trump lease typically).

At this point lakewood township assumes every house has an apt (at this point new homes have 2)
And beis din will uphold rules for basement tenants.

Lkwd actually doesn’t have rent control laws but I believe beis din has a standard.

In Lakewood if you live in an apt building then there is a 5% max raise a year if you rent a house or basement then there are no laws regarding this

I believe, based on past threads, that the bolded is only true if the landlord actually lives in the house.

So if lease is a year, 3 months before the end of the lease?

Except beis din will not anllow unfair price increases if one side takes the other side.

It is valid in beis din as well as secular ct

Because it clogs up the threads. It wastes time. It is the exact same question in the same format multiple times. It doesn't say location, what the lease says, or what type of apartment or home it is.
OK, let me tell you the rules for single home rentals in Beverly Hills, CA or maybe apartment buildings in Miami Florida, or 2 family homes in Brooklyn, NY.
