Lakewood area-how much to rent a basement for playgroup?

how much is the wear and tear, noise, traffic, and mess worth to you?
figure out how much you would need to earn to make it worth it, BEFORE you name a price.
IF you are desperate for the money and you don’t think you can find another tenant, then it doesn’t matter so much. but if you are NOT desperate, you will become resentful when you realize you can’t pay to repaint and recarpet your space.

I would charge a cleaning lady fee and would make sure someone goes to clean 2-3h per week in addition to whatever morah does.
You can include it at the beginning of your contract. (Like rent is $500 plus $200 cleaning fee-making up numbers not sure what's the going rate!)
This way you know place is not filthy for very long.
To scrub walls going down to basement, mop the floor fo a deep clean in bathroom once a week.

Would you have access to basement out of playgroup hours or it's unusable beside for playgroup?(Do you have bedrooms there? You own playroom?)
How many kids are in the group? 10 or 20? Makes a difference in wear and tear

Call 3-4 places that do it and find out how much they charge and what's included!)

Are you renting out your basement, or just renting it during school hours?

If renting out full time, just charge what someone would charge for regular rent plus cleaning fee. Personally I would do a daily cleaning for an hour after school

I don't live in Lakewood and don't rent a basement, so I can't help you with that part. But I run a playgroup of 12 kids. We are open 5 days a week, and I have a cleaning lady come for 2 hours 4 evenings a week. There is definitely wear and tear- 2 closet doors had indentations/cracks on bottom that was able to be fixed with a patch job. It happened from little boys crashing toy cars too many times. The paint on the baseboards get rubbed out real quick, and there are a lot of dents and chips on the bottom few feet of the walls. I had to fully repaint most of our main room twice in the past 5 years, and did paint touch-ups the other years. You should definitely count on needing to repaint (including plastering dents, so not a cheap, low-quality paint job) when they leave, as well as for some other minor repairs. My floors are tile, but if your flooring is a type to show wear quickly, such as with hardwood, consider the repair costs for that before setting a price. Also count utilities costs if it is not on a separate meter; they will need all the lights on all day, as well as many hours of heat/ac, so count that into your price.
You should also discuss what method she plans to use to hang any signs or artwork on the walls. Let her know if you're okay with her stapling things in, or if you allow her to screw in a big cork board that she can use to display our work so you only have those four screw holes as opposed to hundreds of staple holes all over the walls. Discuss what kind of tape she can use on the wall and what types she can't, and all those other details that may be an issue for you or not.
