Lakewood area-how much to rent a basement for playgroup?

There is a Morah for a young group who is looking to rent out my basement for a small playgroup.
How much is fair to expect? Separate entrance, bathroom, and kitchen included

how much is the wear and tear, noise, traffic, and mess worth to you?
figure out how much you would need to earn to make it worth it, BEFORE you name a price.
IF you are desperate for the money and you don’t think you can find another tenant, then it doesn’t matter so much. but if you are NOT desperate, you will become resentful when you realize you can’t pay to repaint and recarpet your space.

It won’t be rented otherwise. What wear and tear should I expect? Paint? I would send my own child also so it would benefit me with playgroup and income

I would charge a cleaning lady fee and would make sure someone goes to clean 2-3h per week in addition to whatever morah does.
You can include it at the beginning of your contract. (Like rent is $500 plus $200 cleaning fee-making up numbers not sure what's the going rate!)
This way you know place is not filthy for very long.
To scrub walls going down to basement, mop the floor fo a deep clean in bathroom once a week.

Would you have access to basement out of playgroup hours or it's unusable beside for playgroup?(Do you have bedrooms there? You own playroom?)
How many kids are in the group? 10 or 20? Makes a difference in wear and tear

Call 3-4 places that do it and find out how much they charge and what's included!)
