Love the walk in pantry idea as well as the guest bathroom being accessible. Thanks for these, ladies. Laundry by bedrooms good too. Any other ideas? Kitchen thoughts or location of dining to bedrooms etc ?

A small playroom/living room off the kitchen for little kids to play close to mommy.
A bigger playroom/chilling area/library for tweens/teens to hang out and bring friends.
A study/home office with separate entrance
A baby room in master if applicable
En suite bathrooms in multiple bedrooms is great if you have the space.
Storage room
Radiant heat
Built in humidifier
Built in vacuum system
Low voltage system

If you build the basement you can do a separate mini apt there with small kitchenette and play/living area. Great for married kids, parents, and other guests.

I actually hate hate steps in a house. So annoying especially with little kids, or when pregnant, or getting older. With the amount of times I run back and forth I can get an entire workout.
That said, yes it’s a great idea to divide living and sleeping areas, as well as the dining room so the kids don’t frequent it on a regular basis. Playroom off the kitchen so the mess stays in one place.

Thanks for all the ideas guys. Really appreciate it!! Anything about layout— guest rooms near dining? Split floor plan pros and cons, location of kitchen— closer to dining or sink facing backyard to see kids at play? Tried and true experiences? Thanks!

No way. You want guests as far away from you for your and their sake.
Kitchen next to dining so you can serve meals more easily.

Guest suite on main floor - handicapped accessible. Either with door direct to outside ( maybe with a vestible so you dont go straight outside. )or right by a side door entrance.
Laundry on bedroom floor.
Ensuite in basement 2 guestroom per bathroom.
All other stuff is kind of "negotiable"
( such as where to put a pesach kitchen if you want - I've seen basement and main floor, I'm undecided if I even want one...)

Eta - regarding guest bathroom, I think each room own bath is alot.. also depends how many gues rooms you have..
Not sure if Jack and jill is better than a bathroom in a closed off hallway next to the rooms.

So funny, I had both & I HATED my ranch. I basically forbade friends, I couldn't have privacy if there were kids on the floor of my bedroom.

Bh now in a 3 floor colonial style.

I would want a bathroom on every main floor of the house. And a kids room or teen lounge that can be easily seen by adults.
I don't have a Pesach kitchen. But I would want storage for Pesach items in a special kitchen cabinet so that turning over the kitchen is really easy.
I also like having separate rooms (with open doorways) instead of one big open downstairs.
Would also love a bigger office/library space. A hobby room for my DH too.
A handicap bathroom/bedroom/guest suite on the first floor if needed.

I think it depends on the ages of your family and how you see the space being used best in the next 5-10 years.

I always wonder who actually WANTS a duplex or colonial. I guess now I know lol. Also if your kids bedrooms are near yours how does it help if it’s all upstairs?
