Not sure if this is the right forum, my apologies. If you had an opportunity to build from the ground up, what would you do? Any and all tips/ideas/suggestions please!! Things perhaps you’ve done and liked or regretted. Layout. Bathrooms- how many and where? Kitchen? Specific things to frum living like a washing station by dining area? Thanks for the help!!

How big is the lot, and how much square footage are we talking approximately? Are you in the city or the suburbs?

Biggest priority for me would be laundry on the bedroom floor. Next, master bathroom and soundproofing the bedrooms as much as possible. And I would rather have more smaller bedrooms than fewer big ones. Guestroom and attached bathroom in the basement or if possible, in the back of the main floor, with grab bars and a shower seat and the ability to fit a walker for accessibility. Next to an adjoining room like a den or playroom that can sleep kids and has a door that can close. Patio or deck in the back that can be easily used for a sukkah. Generator.

Lot is about 140 deep by 80 wide plus there are setbacks for coding. Any tips for Jewish home that works well for large families, lots of guests, our average lifestyle etc?

Are you building on the entire lot? Having some landscaping? How many floors and what’s your budget? Also city vs suburbs makes a huge difference.

With setbacks it’s like 95 and then a backyard yes so less. Width about 65 with side space.
Likely one floor with possible basement.

Explain location differences please. Like what the major differences would be for home layout. It’s the suburbs of a city, but an out of town one….

So the suburban homes usually have more landscaping and outdoor furniture maybe even a pool. City homes have maybe some bushes and they usually built upwards. But you say you’re only doing one floor…. So maybe 4-5k sq feet?
Your most important questions rn is to figure out square footage, budget, and whether you’re building that basement. Start with the basics then figure out the rest with a designer.

Are you building to live in and enjoy or predominantly as an investment.
I think the most important thing is to figure out your priorities.
Build for where you are now and expect to be the next few years.
I fail to see how en-suite bathrooms are ideal for toilets training and making your 7yo actually use soap when he showers, yet they are lovely for when all the marrieds come over for YT.

Personally, I hang out in my kitchen. I have friends who spend prefer the den and those that spend as much time outside as possible. Which is your most livable space?

If you are building for yourself, identify your needs and start there.

Ah gotcha so let’s say suburbs then. Ranch style. Thanks!

Love the walk in pantry idea as well as the guest bathroom being accessible. Thanks for these, ladies. Laundry by bedrooms good too. Any other ideas? Kitchen thoughts or location of dining to bedrooms etc ?

I personally prefer the 3 floor house plan- as in basement, main and 2nd.
It divides the living space very well.
If I would only have one floor, I would still make sure to divide the house in living and sleeping zones, and not have bedrooms all around the living areas.

I love mudrooms with side doors that host carriages boots briefcases etc.

Family rooms off the kitchen are great, but then a play area in the basement for kids to hang out with friends in addition is important to me.

Built in break front in the dining room rather than having furniture pieces.

Hidden storage for holiday boxes, suitcases, thé kids arts and crafts that you want to save.

Appliance garage in the kitchen for blender and anything you would want to leave out.

Built in kitchen table island so ppl can sit and shmooze with you while you are cooking.

Built in Safe (in kids room? Or laundry not master bedroom)

Velvet drawers in master closet

Pop up drawer for Bosch/ kitchenaid

Electric outlet in broom Closet for tineco and vacuum

Intercom /music system ( if your in 4000 sq ft house it’s very hard to tell for someone to come help you)

Coffee station with trash hole for k cups

I always wanted laundry room on second floor, but once I had older teens my first floor laundry room is amazing. They do their laundry at various hours, and this way it doesn’t disturb the younger crowd and me sleeping upstairs.
Also helpful when I have longer term guests, who are sleeping either in basement or on first floor.
Probably for married children staying over first floor laundry room would make the most sense as well.

Re laundry room.
I think the best of both worlds is a laundry room by the bedrooms, and a second laundry closet in the basement for guest laundry etc…
