$1300 for my basement not including utilities which is usually around $100/month. I know that most apartments in my development are around this too.

$1300 in a belz development, moved in a few months ago. The ads say $1,500 but you can negotiate lower. There are a lot of empty apartments in the area due to a ton of new construction and landlords just want a tenant already.

I know Ridge and Arlington are more.

Why is Oak and Vine more? I think it used to be a cheaper area, could be I'm wrong

Depends on size and layout.
If it's a 3 bedroom in a single house or a duplex, it tends to be 3 decent size bedrooms with some space
A 3 bedroom in a townhome development might have 3 bedrooms, but it's smaller and much more crowded. Therefore cheaper.

I charge $2000 for a 2 bdrm 2 bath beautiful brand new around 2 years , my tenant is very happy here
