If you live/own a house in Lakewood and are part of a HOA, can you share how much your monthly HOA fees are and what it covers.
And if you’re ok with it, which development you’re in.
I’m trying to see what the standard is for Lakewood and if I’m paying more than others.

I’ll go first.
I live in Wyndham 2 and pay $200 a month. It covers garbage pickup, snow removal, landscaping and any repairs to the exterior of the house.

I pay $700 a year. A new duplex development in Lakewood.
I think all it covers is landscaping (We don't have much of that) and cleaning the streets.

Westgate. They ask for $300 a year. As far as I know the only thing it covers is snow removal and insurance on the playgrounds. Possibly some sprinkler systems.

Who cuts grass. Does it matter town house vs house vs apartments how much you pay.
Do they shovel or just plow?

Renters don't pay a separate HOA fee.

Elmwood Village.
I believe $75 a month.
Covers landscaping, snow removal, sprinklers, maintenance on things like gate upkeep, playground upkeep.
And for some reason a yearly gutter cleaning, but nothing else on the external of the house.

Wyndham’s streets are private so the HOA handles garbage pickup.

Whispering Pines - 105 a month - went up last year from $65 a month.
Small street development - $28 a month.
Each HOA covers different things.

I own a house in West Gate for about 10 years,never was I asked an HOA fee
there is a membership for the Shul and an Eruv fee, When I first moved in I was asked to give something for the Mikva.
Who is asking you for HOA fee?

includes landscaping, sprinklers, upkeep of 3 playgrounds

I used to live in a different development that had this as well. Eventually they were able to work it out with the township to change this, which significantly reduced fees.

That would be amazing for us.
But why would the township want to work with the HOA? The township gets the tax money from us and doesn’t have to spend it on us. From their perspective, it would be a loss.

From their perspective, it would be a loss. | It's something that the township does regularly. A lot of apartment buildings have their own garbage pickup and are reimbursed by township. Probably for political reasons.
