For sure 5000+ if it's nicely redone
I'm paying 4800 for 3.5 bedroom 2 bathrooms 1600 square feet
There are no 3 bdrm apts to be found it will be snatched at any price

We accept section 8 for both. I wanted that because that was guaranteed payment. It's really not a hassle at all. I make my tenant sign on the contract that if section 8 doesn't pay for whatever reason. They are responsible to pay, and be on top of the problem. (Obviously I pay the cost of whatever it is. Hardly ever had issues)
One 3 bedroom is 1200 sqft. section 8 pays $3,300. Tenant is living there about 3 years. Tenant pays nothing out of pocket.
The other one is 1550 sq ft. Section 8 pays 3,500 tenant pays $400. Tenant is living there for 6 years. We never raised the rent, although section 8 did give us an increase at one point. |
Can I be your tenant? My landlord pays for nothing and raises rent every single year. He knows we can't fight cuz there's nowhere to go
