How much rent can I get for a 3 bedroom apartment in BP? fixed over approx 10 years ago. Center of Boro park. Preferably without section 8

You can charge as much as you want. Places going for $6000.
But the more reasonable you are higher chances get long term Tennant who will actually pay. $2,500 youll get a tenant who will stsy and pay

I know I can ask for whatever I want. I'm asking what I can reasonably get. 2500 is definitely undercharged

I've talked to people who are looking to rent, you cannot fondant any half decent 3 bedroom for $3,000 nowadays. Begins more like at $3500 and goes into the 4000 range.

I'm currently renting a 1st fl and basement 3 bedroom 1500+sf. Moved in a few months ago, unfortunately paying close to 5k. I know people paying almost 3k for 2 bdrm chosson kallah apt.
If it's in nice updated condition, needs no work and is a good size with normal kitchen, dinette and dining room, you can reasonably ask for 4k.
Your best option is to have a realtor come down and take a look - they'd tell you what the market value is for your specific apartment.

Depends which floor the apt is. How many sq feet. If it’s 1500 sq ft you can probably ask over 4K

You should reconsider accepting section 8. Guaranteed payment. That is what drove the prices up so high to begin with.

2 Bedrooms are going for $2500-$2700. You can probably charge $3500. Or take on a zechus and charge less.

I'm looking to rent my 2 bedroom basement. I have been told I can get $2300.

ETA, I remembered that my friend that I don't talk to often told me about 6 months ago that she is paying $5000. At least one flight up.

Like I said you can ask what you want. Trust me many many people are signing leases including choson and kalla apartments who have no possible way of paying

Tenant with section 8 raises price. The section 8 pays and Tenant pays rest. You have higher chance of getting asking price if Tenant had section 8

Yes. The prices are impossible chosen kallas do not have the money besides the few whos parents fully pay it. I know specific askanem who have told machatunem to sign lease and move kids in.
Something is going to have to give. The prices are not sustainable
