Anyone recently add a floor to their house and can share estimated cost of adding a basic floor? 3-5 bedrooms 2-3 bathrooms and stairs from the 1st to 2nd floor. Nothing fancy just very basic.

If it's on a floor with bedrooms, yes. If it's on the floor with a kitchen then maybe we can debate.

Basic as in nothing fancy, no major upgrades etc. 2-3 bathrooms with 4/5 bedrooms is not considered a lot in NJ. Think 1 master bathroom, 1 main bathroom and possibly a 3rd bathroom that has a shared door to the guest room and hallway.

Yeah not on a floor with the kitchen that would be a lot of bathrooms, unless it’s a ranch with all the bedrooms on one floor with the kitchen.

Did this but redid entire downstairs too. I got an estimate for half million, but ended up costing close to a million.

Was that very upgraded? How does it go from half a million to a million? Also looking to do something like this.

Not upgraded at all. Once they started building they saw the structure was quite rundown, so redoing basics like installation, plumbing, and releveling the floors all added up. If your downstairs is new, it will definitely be cheaper.

I recently did an addition to a newer house and keep in mind it's much more complicated to add to an existing structure because you have to work with where the plumbing, hvac & electric is and if you're planning to live in the house while it's done then you need the first floor to stay livable so it could get even more expensive because they can't just cut through any wall.
If this is Lakewood, I used an amazing contractor. He walked through my existing house and estimated the cost based on the standard I used to build my house originally and he was almost exactly on target. He only gave me an estimate after he got actual estimates from different vendors so it was very accurate.

Oh wow that’s a huge difference 500k-1MM, the downstairs is very rundown and the house is old. But wow didn’t think that at all!

Thanks I have a bunch of contacts so don’t need a contractor at the moment. Was just wondering regarding pricing.
