We just moved into our new home and assumed we would respand and finish the wood floors on the main floor. We brought down a few companies and it seems that it's been sanded too many times and can't be done again.
Looks like we need to replace the flooring.
I'm so lost.
I thought of course wood but so many people are telling me no, it gets scratched and yucky so fast.
Apparently people put down wood look planks that is much more durable then wood.
The third option is tile but I already know it's not an option for us.
It's such a huge expense how do I know which direction to go? We do have limited funds but it's my main floor, I want it to look nice and homey. We also BH have many rambunctious children and guests and I am not the type to helicopter my kids around. I don't want to police the floors, but I want nice floors if I'm spending all this money.
Anyone have any advice for me?
What did you do? Or what do you have? And what would you do differently next time?

Wood floors last a really long time, and can be resanded in a few years when the kids scratch it etc. Vinyl or Laminate are cheaper and can look very nice but they don’t last forever. If you bought the house and are doing this once then I’d do wood if you can afford it. If you plan on doing construction in the next few years then you can do vinyl/laminate now to save money and redo all the flooring then.

We got wood-like laminate planks when we first bought and they were terrible, the minute water touched them they blistered and disintegrated. Do not recommend!! We switched to porcelain tiles within 2 years and are so much happier.

We aren't going to do the floors again until we have to.
Sanding wood floors every few years is a lot of upkeep no?
Trying to figure out if I'll have nice floors for 8 years and then need them resanded or after a year or two they will be yucky and need to be resanded.
We have a very active busy household and I can't assume people will be careful to not scratch the floors.
Doesn't vinyl look like plastic?

I have wood look vinyl. It’s around 15 years old looks amazing and just gets mopped like any other floor so low maintenance.

Wood floor is the nicest.
I think a wood floor with scratches still looks nicer than vinyl or fake wood that has water damage...

I agree I’d choose to do new wood. They will last quite a while and are the nicest choice.

If your budget allows it wood, tile, or a combination of the 2 is the nicest IMHO.
There’s a reason why vinyl is cheaper

Personally I wouldn’t do wood unless this is your forever home or you’re doing a high-end renovation with an eye to resale and need it to fit with the rest of your finishes. High-end LVP with a good water-resistance rating will hold up just as well as the harder woods on the market, the main difference is that if it does scratch (and it will eventually, just like wood) you either live with it or replace the whole floor. Wood you can sand. The best LVP floor will probably have a 15 year lifespan where a hard wood like hickory or Oak can last 60-80 with sanding and good finishes every 10-15 years.

I would do wood if you live in a cold climate, and tile if you live in a warm climate, from personal experience.

This is our forever home.
I prefer wood as a look, it's so warm and classy.
My issue is the scratching. I can't babysit my floors so realistically speaking am I going to have yucky scratched up floors aside for the first year or so after it's been resanded and polished? Or will my floors be nice for a bunch of years and sanding every 10 years let's say is enough?
It seems everyone these days are doing vinyl as a preference to wood (not just as cheaper, some are actually not that cheap). Wondering if there is a reason why this is preferred by so many.
My house is an old house, it's not a new modern house and the floors are goners and nothing is level or flat.

We debated back and forth between wood vs. vinyl. The health risks with vinyl scared us off. Yes I know plastic ware and disposable and everything has risks... But was uncomfortable with babies crawling / licking things off floor... Google it

Marble Tile hire end . Any thing that drops including body's break easily
Wood flooring beautiful. Considered high end . Done well can be used in well lived in areas

If you seal the wood right, you could wash it. My parents did a few coats of polyurethane. It looked beautiful. They used a swiffer.

I am not doing tile for sure so that's not an option.
What is the mayleh of vinyl aside for lower cost?
