If you needed a tennat and someone wanted to open a playgroup in your basement apartment, any reason not to?

A million reasons not to. Cars drop off and pick up, liability if there's an accident. Are you home during the day there will be lots of noise crying etc.

All this. And there is also so much wear and tear on the apt with 10 or so toddlers...

Why would she be any more liable for an accident than if she were renting to a family?

Main issue I would have with it is the parking. I see what happens at pickup / dropoff. Lots of people coming at once , you will probably have your driveway blocked in the morning just when you need to get out.

If you do, expect to have tons of cars parked around your house at pickup and dropoff times. Your neighbors may not appreciate it. I live in westgate and here it is expected, but in some neighborhoods it's not normal and would be upsetting. (I find it upsetting here too tbh)

I live next door to a double basement rental..2 playgroups. Its just not right. I have to listen to the noise when the kids are out in the yard. I lose privacy if im coming home at pickup time. Theres a millions cars trying to pickup at the same time. Dont do it unless your neighbors are ok with it.

I hosted my niece for Shabbos and she was discussing this. There's a playgroup on her block and the traffic when she needs to leave is terrible, people are always blocking her car....she says the HOA is going to shut them down.
ETA I think it also depends on the size of the playgroup.

I have a playgroup on one side of me and another one on the other side of me.
yes it can be annoying but, the cars don't come all day only once in the morning and pick up.
I have found that if I drive around the block by the time I come back the cars are gone, for me it's not a big deal, when my neighbor had a gym instead of a playgroup that was bad because the cars would come and never leave and some of them did block my driveway.
