We recently bought a small rental property. I'm looking for a spreadsheet, or something like that, to keep track of expenses, rent payments, mortgage payments and equity. I don't feel like I can trust google, or reddit recs. Any tried and true recommendations?
Excel is not my strong suit so anything I need to create myself is a last resort.

I made a really good spreadsheet in Google sheets.
It tracks multiple properties
I based it off of https://m.youtube.com/watch?v=hNlS-SJ2HLw
I have a sheet per rental. I also have a summary sheet for all properties. But if there is just one property then a sheet per year should work
The rental sheet has these tables.
Rental income - Columns:
- category (balance, rent, payment, security, first month, last month, late fee, lmr, move out, etc)
Date
Check #
Debits
Credits
Balance c(calculated field)
Rental expenses - Columns:
Category (p&I, utilities, license, repairs, tax, exterminator, etc)
Description
Date
Total
Comments
Rental summary - columns:
Month - one row for each month. With a calculated ytd row at the bottom.
Debits - calculates off the debit Column in the rental income table for each month
Credits - calculates off the credit column of the rental income table for each month
remaining balance - debits-credits+previous month balance
Rental expenses - calculates off the rental expenses table for each month
Profit/loss - credits-expenses

Thanks. I'm hoping there is a ready template I can use. Do you also calculate ROI?

No it didn’t make sense for us. None of them were huge investments.
There are pretty simple examples online of ROI also. But you need your credits, debits, expenses to even get there.

It looked good but I never bought it. It looks like it’s a low investment choice
Not sure I can recommend it bec I didn’t buy it. Only used it as an example.
Hopefully someone can recommend a spreadsheet they purchased that worked for them.
