Not necessarily a plus… a friend of mine who works in commercial development said that some strips specifically don’t want a grocery store because it cheapens it and is less of a high end look… lots of shopping carts all over/delivery trucks, etc. so really depends what you are going for.

This. Tread carefully.

Some ideas:
Play place
Daycare/ after school/ school type tenants- would need renovation & very long lease
Supermarket (duh!)
If you're in an area where people have lots of dogs & you like dogs- a doggy day care! You did say out of the box LOL
Do you have an amazing savings in your town?
Medical center

Realistically you may earn the most $$ by renting out to a big box chain store

Research what is missing in the area.
A gym with swimming pool. An urgent care with xray dept.
indoor playgrounds. A charter school. A community center.
Online shopping has minimized the need for stores. So how easy is the access to this place needs to be considered.

Thanks all! Really taking in all your advice.

I love the idea of a indoor play space. There are no good ones (yes expensive and yes not good ones) where I live but I once looked into an the insurance was going to be crazy. Anyone know more info on that? What kind of indoor play space would you want? For what ages?
