Considering a move to that part of Florida.
What are the communities like?
Shuls?
What area to look at in terms of finding housing? 3-4 Bedroom would be in what range?
We are Ashkenazi, out of town frum (not super yeshivish but I cover fully, wear tights etc). Kids in elementary school so far.

I think Hollywood sounds like a better fit based on what you said. To my knowledge, aventura has a strong frum sefardi and Spanish community. Not as much of a frum ashkenazi community.
Have you looked into north Miami Beach also? I think either that or Hollywood would work well for you.
Can’t speak for Shuls and housing in Hollywood, but I’m sure the housing market is tight. I can help more with NMB if you want 😉

This is true in the Turnberry area
Plus it’s mostly condos. There are a few houses in the area.
You can look in Aventura Isles (gated community) and Hollywood.

Is Turnberry Aventura or Hollywood?
Hollywood zip code is 33021. But I'm also curious how far out it spreads.

I live in the hollywood area. Depending which neighborhood, house prices will differ. A 3-4 BR house will be between $750k and $1.5mil depending which area.
There are a bunch of shuls… chabbad, litvish and Sephardi. The 2 main areas are emerald hills and Hollywood hills. Each has their own shuls.
In emerald hills the ashkenazi shuls are young israel and heichal hatorah
In Hollywood hills there’s a newish shul cuz the community is newer (close to 30 families I think) called kehilas Hollywood hills.
Aventura skews to chabbad, Latin Americans and Sephardic mostly.

Looking to spend a weekend in Florida and want to find a place to stay near a sephardic shul.
Do you know what sephardic shuls there are besides for Safra shul in Aventura in any neighborhood near Miami?

So just to be clear/helpful, 33021 isn't the only zip code in the Hollywood Jewish community. I believe 33021 is the "other side" of Stirling (I.e., the other side of Young Israel). 33312 is the "Young Israel" side, and there is also Aish, HTC, Bnei Sephardim (if Sephardi, etc.) near to both
Just in case helpful, I had posted in a different thread about a community on the outskirts where we just built a shul - we have ~20 people each shabbos, but houses are considerably cheaper than standard Emerald Hills/Forest View/Hollywood Oaks area - the zip code for that is 33314 but it doesn't extend past SR 7/441. There's another community in "West Hollywood", which is super Yeshivish - the shul there is called Beis Mordechai - zip code there is 33024 (it's on 66th ave)
