I see on Zillow that the houses in brick are much cheaper then other neighboring towns. Do frum families buy in brick? I know it’s not popular. Is there a reason?

There are people who brought in Brick
Why it's not so popular might have to do with that it's by RainTree, the streets don't seamless go straight from Lakewood to Brick, a few others reason I can't remember.

I heard rumors by Rt70 people are buying, near RainTree. Someone was trying to get people to buy by Van Zile not sure if people did.

A few more things, many of the houses are very small. The closer you are to the water the higher the price.

Maybe ask a realtor if they know were people are moving and if there are Shuls.

Speak to a realtor to find out exactly where people are buying. There are already existing Shul’s in Brick. I know that there is a Bais Medrash in one of the office buildings on Rt 88 near Jack Martin that the locals use on Shabbos.

The neighborhood lake riviera in brick is walking distance to a shul. One person lives there and walks and other Jews own there waiting for more to move.
