I’m not so sure that is true for everyone . My dh recently helped my in laws with their construction. We used a very good contractor who took 20%. My dh lost so much sleep over how he did things bec he is aware of construction.
If we did work on our home it would be so much healthier for him to manage it himself. Sometimes when you know too much and see mistakes and mismanagement and wasted money more it can drive you crazy.
I know my dh would be great at it and happier.

Possibly. But if things take way longer than expected, or end up costing much more, or mistakes are made that can't be fixed there is no contractor to blame anything on and it's all ultimately dhs responsibility. Which can be stressful on a marriage.

We had two messups, from the same one guy who did our plumbing and laid our tiles. But since we mutually worked together to get the kitchen done and find guys to do each part, we viewed it as a joint responsibility so neither of us blamed the other, we both just sighed and said ok, we didn't do the best choice here, we'll have to live with it. It didn't affect our shalom bayis at all...

I did a gut remodel and a good contractor more than earns their cost.

It is more than just "knowing" construction but a good GC has access to reliable and skilled workers.
Skilled labor is in short supply and who do you think is going to have reliable workers - someone who employs them essentially full time and provides them with lots of work or a person who has a single project

He is responsible for making sure that work is scheduled properly so that there are no delays. Stuff has to be done in a certain sequence and so the GC makes sure that the workers are there when needed especially since he can send them to his other projects.

A GC will be ordering a lot of the materials and so will be responsible that all of the materials are on site and they are correct. What happens if something you order is wrong?

Also a GC is responsible for the whole project so there is no shutting of blame among the various parties as to whose 'fault' something is

And if you are renovating a kitchen you are going to be without a kitchen generally and so your life will be very inconvenient without the kitchen. You would want the disruption to end and the job finished as soon as possible which is difficult to do if you are managing the project yourself.

You don't need a GC for some kinds of projects which are independent but a kitchen or bathroom has a lot of moving parts which all need to work together and in a timely manner.

Two gas ovens with stovetop attached, one microwave, one dishwasher standard plus one dishwasher with 2 drawers (pareve and milchig), one stand alone freezer, one French door fridge/freezer, and one oven/stove with microwave for Pesach kitchenette.
I got good pricing due to end of year sales and I'm still hoping for about $1K back in rebates.

It was a new construction, no demolition.

I'm sorry, I forgot to include the price of laying tiles. I don't know exactly how much that costs because he did the tiles in all our bathrooms (approx $2500).

Tiles cost $3.99/sq foot and the kitchen is 600 sq feet- $2500.

I also forgot to include cost of installing cabinets- $4K.

I was hoping for
30,000 for cabinets
18,000 counters and backslash
1,000 electric and plumbing
8,000 appliances
2,000 floor
1,000 knobs and pulls

Then 100,000 for the 500 square foot extension on stilts. Including windows.

I guess I really need to get a contractor in to price out. But I don't want to go there if it's not even a possibility because I would becomes so disappointed.


Plumbing: allow $1,000 per line (2 sinks, 2 dishwashers = $4,000)
Electric: Allow $100 per outlet / light / switch.

500SF kitchen is big. The larger the build, the more it will cost.

When you have a GC doing it all, it will be a lower cost, but if GC hires subs, that will generally increase cost & time. Make sure you have thorough plans first and not just done on the fly, otherwise it will always change and cost more.
My DH is very handy and has taken on many projects at home, but sub'ed out the larger/more complex stuff - it can save you $$$ but the time each project takes, along with the stress and planning and running to all the stores ... if you can afford it, hire a good GC.

I had an existing very good size space and made a beautiful kitchen for under $100,000
I designed it and my contracted did a great job working with me. I saved a ton designing it and getting materials on my own.

I don’t live in NY and our kitchen is relatively small but we gutted and redid our kitchen for $40k.
Including floors, cabinets, countertops, double sinks, paint, light, etc.
