Take the gift and be upfront about it with the schools.

If the schools are smart, they will ask your parents for a generous donation themselves.

Have you never applied for financial aid from a school? It's a financial rectal exam. They think everything is their business. By the time you're done they know how many times a year you order pizza, how often you send your sheitel out for wash and set, and how much you spend on underwear.

OP, is it possible for your parents to pay architect, builders, designers, etc. directly rather than have a $200,000 check clear through your bank account?

Just saying that $10,000 tuition per child is no small change. You should be proud of yourselves for doing that, if you are living hand to mouth.

Yes I saw that and was like wow, my tuition per kid is b”h a little less than that about 8-9k.
I’d for sure accept the gift and like others have said, let the school know and say you did try asking if they can give for tuition and they refused, it’s a take it or leave it situation and why should you lose out.

Hey do you live in Baltimore. Tuition for us is also 10k and full is 19k. There is a question about home my improvements on the form . And either leave a comment there or you can upload a letter explaining that you were gifted the renovations specifically, the cash value was not an option.
