I am currently in a 2 bedroom, 1 bath, moved in 5 years ago, paying 2k. Anywhere we want to go- 3 or 4 bedrooms is asking 5k+

Its a sad reality but yes. I work for a real estate company and pp really dont pay because they dont have the means. Which means they signed a lease knowing they cannot pay.

My husband is a landlord of a few small multi unit apartments and prefers lower rent than section 8. The paper work is a hassle. They poke their nose in for inspections and want to see things that have nothing to do with inside the actual apartment. He rents to ehrliche people and has no problem for the most part collecting a reasonable rent. No the apartments dont have stone countertops etc. Section 8 is not as hassle free as many people think...... Been there done that. And to the original poster I will tell you something that may be hard to hear, people will tell you that you can get xyz but do YOUR OWN MATH and BE EMESDIK TO YOURSELF, not to brokers etc be emes to yourself of how much is a reasonable amount to ask after you covered your taxes and many expenses which there is! WE MUST STOP TAKING MONEY SOAKED WITH TEARS FROM YOUNG FAMILIES! How can we put our head down on the pillow knowing there is a husband and wife fighting over the rent? This is our future!

I would make sure you get someone nice and pleasant clean that can pay. Make sure to check them out. Rather get less but the right tenant. There are plenty of people out there that take the apartment and can't pay. It's very hard to throw out a frum Jew.

You have to have a heart and not take an exorbitant amount. You want your family also to be able to take an apartment with reasonable rent

I get so mad reading the post. Why the need to charge such exorbitant prices??!! Where's the yoisher? How are people meant to pay when they are themselves struggling to put food on the table. And please don't tell me that everyone does is so I have to do it too. That's a copout.
When will someone be the first to make a change and charge normally for rent and therefore guaranteed to be paid?!
A typical 3-4 bdrm apartment should be $2500 tops, not $3500+. How in the world can a 2 bdrm basement apartment WITHOUT a dining room be $2400??!!
When will someone step up to the plate and say I will change things and people should follow suit.

How about landlords not asking these ridiculous prices so people can actually pay! I'm also stuck in an apartment because of the unaffordable housing prices !! And yes section 8 raised the prices

I have 2 rentals in BP. Prime locations. Both are 3 bedrooms 2 full bathrooms.
We accept section 8 for both. I wanted that because that was guaranteed payment. It's really not a hassle at all. I make my tenant sign on the contract that if section 8 doesn't pay for whatever reason. They are responsible to pay, and be on top of the problem. (Obviously I pay the cost of whatever it is. Hardly ever had issues)
One 3 bedroom is 1200 sqft. section 8 pays $3,300. Tenant is living there about 3 years. Tenant pays nothing out of pocket.
The other one is 1550 sq ft. Section 8 pays 3,500 tenant pays $400. Tenant is living there for 6 years. We never raised the rent, although section 8 did give us an increase at one point.

On a condo that cost between 1.3 and 1.5 million $3000 a month it would take more than 40 years to pay off and that's not including insurance taxes or repairs. Making it a very poor investment/ return on your money. As such $3000 is already a subsidized rent

I bought a condo a couple of years ago for a very low price it costs me $3500 a month between bills maintenance and mortgage. If I would rent it out I would want about $4500 for it to be worth it.

Meven people who bought years ago if they can’t ask market price they will just sell it and new owner will need more $$$.

Personally I went to the cheapest one bedroom apartment when I got married. There are cheaper not so big/nice apartments available.

Your tenants are super lucky to have you as a landlord . Unfortunately you are the exception. Hashem should repay you for being a decent landlord
