We have a "sapat noar" (basically a "couch" with a pull out bed underneath) in our guest room. Sometimes I get a chance to make it in advance, sometimes the sheets and towels are out, but not on the bed(s). It is also our office space, so despite my best efforts, it's not alway spotless and paper-free. We also have two narrow mattresses that can go on the floor; usually we put little kids on those, although my almost 19 year old SIL slept on it last week. We have a playpen for really little ones, but even that won't be available after November, as that's where we're planning on putting #2, iy"h as we can't afford a 2nd crib.
Our guests are expected to share the main bathroom. The only soap in there at the moment is the baby wash and tear-free shampoo, and the handsoap for the sink. Anyone who hasn't brought their own soap/shampoo is welcome to ask and we'll share ours; toothpaste is entirely the guests' responsibility.
I offer a light snack and a drink upon arrival, but I am not a hotel with room service. If you are a long term guest (more than Shabbat), I expect you to wash your own coffee mug. We don't drink coffee, so during the week we rarely have hot water on (we never bothered replacing the broken kettle), and all we can offer you is instant.
