| I'm unhappy with the way my tenant takes care of my apartment and I would like them to leave, but I am too uncomfortable telling them. I wish there was a way to get them to want to leave on their own to save them from being kicked out. Any ideas?

| raise the rent substantially or have a stipulation in the renewal contract about care of the place. Do you have a decent deposit to keep for damages?

| I would start with writing them a letter stating you do not wish to renew their lease.
